Brno and Ostrava Office Market in H1 2026

The regional office markets in Brno and Ostrava followed different trajectories in the first half of 2026. While Brno continued to benefit from an active development pipeline and rising prime rents, the Ostrava office market remained relatively static, characterised by limited new supply and subdued occupier activity.

Brno Benefits from New Development

Brno remains the most active regional office market in the Czech Republic. During the first half of 2026, only one office building, Svatopetrská D, was completed, adding 1,750 sq m of office space. At the same time, nine projects totalling 87,600 sq m were under construction. The largest schemes include Dornych, Ponávka A4 and Nová Zbrojovka D4.

A further 37,100 sq m of office space is expected to be completed in the second half of the year. As a result, Brno is projected to deliver 38,800 sq m of new office space in 2026, slightly exceeding the 37,000 sq m expected to be completed in Prague.

Vacancy Rates Moved in Different Directions

Brno's vacancy rate reached 12.65% at the end of H1 2026. Compared with the end of 2025, vacancy declined by 1.7 percentage points. However, it remained 0.6 percentage points higher than a year earlier.

In Ostrava, the vacancy rate increased to 11.4%, up by 0.5 percentage points compared with the end of 2025 and by 1.1 percentage points year on year. The report also highlights minimal new development, subdued occupier activity and rising vacancy as the key characteristics of the current Ostrava office market.

Manufacturing and Technology Companies Drove Demand

Manufacturing companies accounted for the largest share of total take-up in Brno during the first half of 2026, followed by technology and financial companies. The largest transaction was Siemens' lease renegotiation at Ponávka A3 covering 1,990 sq m. Other significant transactions included new leases signed by Bilfinger at Spielberk IQ C, D, E and F (1,780 sq m) and JAMF at Titanium X (Skylight X) (1,630 sq m).

Occupier activity in Ostrava remained limited. Professional services companies and firms from the media and advertising sectors accounted for the largest share of market activity. The largest transactions included a 1,050 sq m lease by Renomia at Organica and a 1,030 sq m transaction by a public sector organisation at The Orchard Ostrava – Building 1.

Rental Market

Prime headline rents in Brno increased slightly during the first half of 2026 and currently range between €17.50 and €18.50 per sq m per month.

In Ostrava, prime headline rents remained unchanged at €14.00-14.50 per sq m per month.

Outlook

In the second half of 2026, attention will focus on the market's ability to absorb the substantial volume of new office space scheduled for completion in Brno. With 38,800 sq m expected to be delivered during the year, the city is set to remain the most active regional office market in the country.

Ostrava, meanwhile, enters the next period with only one office project under construction and no significant influx of new office stock expected in the near term. The market is therefore likely to remain characterised by limited development activity and subdued occupier demand.
