Czech Industrial Market in Q2 2026: Demand Continues to Recover

The Czech industrial property market showed further signs of stabilisation in Q2 2026. Gross take-up increased by 50% year on year, while total modern warehouse and industrial stock exceeded 13.7 million sq m. Vacancy rose slightly to 5.3%.

Demand Strengthens Across the Market

The most notable trend in Q2 2026 was the continued recovery in occupier demand. Gross take-up reached 465,200 sq m, representing a 50% increase compared to the same period last year. Net take-up rose by 37% to 266,700 sq m, while renegotiations accounted for 43% of all transactions.

Greater Prague remained the dominant market, accounting for 37% of all leasing activity during the quarter. The Plzeň Region and The Olomouc Region followed as the most active regional markets.

Stock Continues to Expand While Vacancy Increases Slightly

The total modern warehouse and industrial stock in the Czech Republic surpassed 13.7 million sq m in Q2 2026. During the quarter, developers delivered 129,000 sq m of new space, while almost 1.4 million sq m remained under construction.

The vacancy rate increased from 4.8% to 5.3%, primarily as a result of newly completed buildings entering the market without immediate occupancy. If shell & core projects are included, the vacancy rate would reach 7.5%.

Rental Levels Are Stabilising

Current rents across the Czech Republic ranged between €4.75 and €7.40 per sq m per month in Q2 2026. Average rental levels declined by 2.3% year on year, reflecting a market that is gradually finding a new equilibrium between supply and demand after a period of rapid rental growth.

According to Markéta Vrbasová, companies increasingly favour newly built facilities that can be adapted to specific operational requirements through customised fit-out solutions. 

Outlook

Data from the first half of 2026 indicate that the Czech industrial market remains active and resilient. Demand has already exceeded the level recorded during the first half of last year, and if the current trend continues, higher acquisition activity and increased speculative development can be expected.

At the same time, Prague and the Central Bohemian Region continue to attract the largest share of occupier interest.
